Residential Project Manager

Job Summary

The Residential Project Manager (PM) at Bylers Quality Construction is responsible for overseeing residential construction projects from pre-construction through final inspection and closeout. The PM ensures that projects are completed on time, within budget, and meet the company’s quality standards. This role requires a proactive leader with strong organizational, communication, and problem-solving skills to manage subcontractors, maintain customer satisfaction, and uphold Bylers’ commitment to delivering high-quality construction. This position is a full-time, on-site role.

Responsibilities

  • 1. Project Planning & Pre-Construction:

    • Conduct onsite Kick-Off Meetings with the sales team and homeowners to review project scope, timelines, and expectations.
    • Coordinate with the sales team to review project plans, permits, and subcontractor requirements.
    • Schedule and conduct site visits to assess site readiness, identifying any potential issues prior to construction.
    • Ensure site preparation meets company standards, including site clearance and grading requirements.

    2. Site Management & Construction Oversight:

    • Oversee all phases of the construction process, including site work, grading, concrete, framing, mechanicals, and final inspections.
    • Coordinate subcontractor schedules to ensure timely project progression.
    • Ensure all site work follows the SOP guidelines, including compaction tests, gravel delivery, and footing specifications.
    • Conduct site inspections to verify the quality of work and compliance with plans and local codes.
    • Maintain clear communication with subcontractors to address issues, changes, or delays promptly.

    3. Client Communication & Relationship Management:

    • Serve as the primary point of contact for homeowners throughout the construction process.
    • Schedule and conduct pre-subcontractor walk-throughs with homeowners to align on project details and expectations.
    • Provide regular progress updates to homeowners and address any concerns.

    4. Documentation & Reporting:

    • Utilize Buildertrend for project management, including scheduling, subcontractor POs, and documentation.
    • Ensure all project documentation is up-to-date, including inspection reports, change orders, and project milestones.
    • Track project budgets and manage cost control measures.

    5. Quality Control & Final Inspections:

    • Conduct quality control checks at key project milestones.
    • Ensure all mechanicals (electrical, HVAC, plumbing) are inspected and approved.
    • Oversee the final inspection process to ensure compliance with building codes and project plans.
    • Obtain the Certificate of Occupancy from the local building authority.

    6. Post-Construction:

    • Conduct final walkthroughs with homeowners to ensure satisfaction.
    • Provide homeowners with warranty and maintenance information.
    • Address any post-construction issues or warranty claims promptly.

Qualifications

  • Project Management and Logistics Management skills
  • Experience in expediting and inspection processes
  • Strong organizational and time management skills
  • Excellent communication and interpersonal abilities
  • Ability to work well under pressure and meet deadlines
  • Knowledge of construction processes and building codes
  • Turnkey home construction experience preferred.
  • Sub contractor and supplier management required
  • Clean driving record required to operate company vehicles
